The effective interest rate of a fixed-rate loan is the rate of return implicit in the loan (i.e., the contractual interest rate adjusted for any net deferred loan fees or costs, premium, or discount). Expected future cash flows should be discounted at the loan's effective rate, because the FASB believes that only the loss due to credit deterioration should be measured.
